Is it just me, or does March in Wyoming always feel like a bit of a rollercoaster? One day we’re dreaming of spring break adventures, and the next, the wind is trying to take the roof off! This week, Tyler Johnston and I sat down for our latest market update, but as usual, we ended up talking about a little bit of everything—from the latest Converse County real estate trends to the “joys” of parenting teenagers in a small town.

The Converse County Market: What You Need to Know

If you’re thinking about buying or selling this spring, the big takeaway for the week of March 16th is balance. We are seeing a median home price in Converse County holding around $320,000. While we’ve seen a slight dip in prices compared to this time last year, we actually saw a small uptick in month-over-month activity.

The most important thing for sellers to realize right now is that “days on market” are stretching out a bit longer—homes are staying available for about 44% longer than they were last year. This doesn’t mean houses aren’t selling; it just means we have to be more strategic and patient with our pricing. For buyers, this is actually great news! It means you finally have a little more breathing room and negotiating power than we’ve seen in the last couple years.

Local Buzz: Rolling Hills and 55 Ranch Road

We can’t have a conversation without catching up on the local “tea.” Word is out that the gas station in Rolling Hills was recently purchased! Having a reliable local spot is so important for our rural area, so I’m excited to see what the new owners have in store.

Also, if you live out toward 55 Ranch Road, keep your ears open. There is a lot of talk about some potential changes to the road.

Parenting, Spring Break, and Staying "Tough"

Between real estate talk, Tyler and I got real about parenting. We dove into the world of sleepovers, the “classic” small-town tradition of kids trying to sneak out, and how we handle those decisions as parents. Let’s just say, in a town where everyone knows everyone, it’s a little harder for those kids to get away with things!

We also touched on the weather (of course). It’s spring break and it hasn’t felt like we have had a winter. Except for the storm we had a bit a go. It takes a certain level of toughness to live here, and that’s honestly what I love about our people—we aren’t just the fair-weather kind.

On a more serious note, I wanted to include a quick home maintenance tip. I’ve seen some heartbreaking news lately about carbon monoxide accidents across the country.Now is the perfect time to test your detectors.

  • Test the batteries: It only takes a second.

  • Check the date: Most CO detectors only last 5–7 years. If yours is older, replace it today.

  • Clear the vents: Make sure no debris or snow is blocking your home’s exhaust.
