Spring is officially in the air here in the 307, though between the dry “eternal fall” weather and the looming Monday snow forecast, it’s keeping us all on our toes. In this week’s Converse County market update for April 6th, Tyler Johnston and I sat down to look at the numbers and discuss the latest community buzz across Douglas and Glenrock. Whether you are looking for a million-dollar view or a starter home in that fast-moving $200k range, staying informed is the best way to live out those Code of the West values.

The April Numbers: Active, Pending, and Sold Data

Local Buzz: Rolling Hills and 55 Ranch Road

Right now, we are seeing a diverse range of inventory across Converse County. We currently have 42 active listings on the market, ranging from a $92,000 entry-level property all the way up to a $1.2 million estate in Glenrock. While the average price for the year sits around $264,000, it is important to note that a popular spot for buyers—homes between $200,000 and $300,000—is extremely tight on inventory and moves quickly.

Choice Gas, Seed Libraries, and Local Town Halls

It’s that time of year again where the “Choice Gas” flyers are hitting our mailboxes. Make sure you are paying attention to your selection period so you can choose your gas provider; you can even drop off your ballots at local collection points in Douglas or Glenrock to make it easy. We also have some big names visiting the county this week, including gubernatorial candidates Brent BN and Eric Barlow, who are hosting town halls at First Northern Bank, EWC, and the Higgins.

If you are ready to start your spring planting, keep in mind that the Glenrock Greens department has moved the seed library out to the landfill location this year instead of the main library. They have a fantastic compost and seed setup that is perfect for anyone looking to get their garden ready for the season.

Douglas Construction Update: Center Street and Fourth Street

Navigating downtown Douglas takes a little bit of extra planning right now, but the light is at the end of the tunnel. The City of Douglas is working hard to keep us informed, and here are the current projected completion dates for the major projects:

  • Center Street: Expected to be completed by the end of April or the first week of May.

  • Fourth Street: The full stretch is slated for completion by mid-June.

  • Business Access: Remember to check the Main Street Douglas or Enterprise Facebook pages for specific navigation maps to ensure you can still support our local shops during the build.

Home Maintenance: Is Your Roof Wyoming-Tough?

The Wyoming wind is notorious for being a “sneaky” thief, and my latest home maintenance tip is to get outside and look up. Tyler recently realized a whole strip of shingles was missing from his roof, despite the wind not feeling particularly bad lately! It is better to catch these issues now through an inspection rather than waiting for a surprise leak during a spring rainstorm.

One thing to keep in mind is that roofing prices are projected to rise between 20% and 40% this summer. If you’ve been considering a metal roof, be prepared for a higher upfront investment—metal can often cost twice as much as traditional shingles. While some people (me) love the sound of rain on a metal roof, others don’t, and I worry about cell service interference , but regardless of the material, getting an estimate now could save you thousands before the summer price hikes.
